NYC Mansion Tax (Buyer Pays)

The mansion tax is an additional tax paid by the buyer on residential sales of $1 million or more. It is graduated:

Cliff effect: The mansion tax applies to the entire sale price once the threshold is crossed — not just the amount above $1M. On a $1,000,000 sale, the buyer owes $10,000. On a $999,999 sale, they owe $0. This creates a significant incentive to price just below $1M.
